Holiday Island Investment Properties
Transitioning into retirement, the Real Estate Developer and President of Holiday Island Development Corporation (HIDC), Tom Dees, is the exclusive current and past 30 year Developer of Holiday Island, Arkansas. The Developer believes in Phase 2, the New Acquisition Group (with developer status) will be able to build-out these acquired properties, and resale them at a multiple of the original acquisition, construction, and holding costs to outside developers and builders, individual and institutional investors, food & beverage and hospitality operators, and individual buyers of residential building sites and homes for a permanent residence, vacation getaway, and 2nd home.

The developer’s real estate holdings are summarized below into three categories:

I. Investment Properties

The Investment Properties are multi-acre (1 - 400 contiguous acres) wooded parcels that are fully developed with central water/sewer and paved roads, with beautiful lake and mountain views strategically located for a variety of commercial and residential uses.

These parcels are ideally suited for:

  • Single family homes
  • Multi-family Townhouses
  • Condominiums
  • Timeshare Facilities
  • Restaurants
  • Hotel/Motel sites
  • Hospitality
  • Entertainment facilities

When built-out, these investment properties will be worth a multiple of their original acquisition and holding cost.

IIBuilding Sites

There are approximately 1,200 individual building sites with home sites ranging in size from 10,000 to 43,000 square feet.  Holiday Island has the largest single selection of building sites in Northwest Arkansas.

These building sites are classified as follows:

  1. Bluff Lots – Upgraded home sites: Exclusive neighborhood across from Holiday Island’s main entrance with stunning views of the Ozark Mountains. These are large flat lots with all underground utilities, curbed asphalt streets, privacy fence, sidewalks and streetlights, and one entrance and exit.
  2. Island Lots – Upgraded home sites: Lots on “The Island” – a 450-acre tract carved around the southern tip of Table Rock Lake. These lots have beautiful views of the lake and surrounding Ozark Mountains.
  3. Golf Lots - Upgraded home sites: These home sites offer incredible views of the 18- hole championship golf course and fronts onto fairways.
  4. Vista View Lots – Upgraded home sites: These home sites offer inspiring vistas from mid-hill to hilltops.
  5. Water View Lots – Upgraded home sites: Many lots have distant lake views of Table Rock Lake or the nearby Leatherwood Lake.
  6. Cabin Lots - Entry-level home sites: Cabin lots are available for all sizes and tastes, from small quaint get-away-from-it-all cabins to the cabin showplace of your dreams.
Memberships for Holiday Island amenity use-, for weekend, vacation, or seasonal visits -, are also available through Holiday Island’s exclusive timeshare operation, Table Rock Landing.

The Developer has the right of first refusal on all lots returned to District (city government) for non-payment of annual assessments.

III. Shopping Center

The Park at Holiday Island has approximately 128,000 square feet of rented space, with a 93% occupancy rate. The Park has over 50 tenants, and it is supported by a consumer base of 25,000 within a 20 mile radius. The businesses located in the Park basically have a monopoly on the local retail, medical, and business services.

The Park building properties under/for lease are retail, professional, medical, office, and storage facilities.  Land at The Park also consists of 10 acres of developed, but not subdivided property.  After further development of these properties, depending on the type and extent, these properties are expected to fetch a multiple of its “as is” value."
